Slab Leak Detection

The unique climate and geology of the Salt Lake Valley create a specific set of challenges for residential concrete foundations. A primary issue is Utah’s soil composition, which is heavily rich in clay. This clay expands when soaked with mountain snowmelt and contracts significantly during hot, dry summer months. This constant shifting creates intense physical pressure on underground plumbing, often forcing copper and PVC pipes to bend, rub against abrasive gravel, or crack over time under the heavy weight of the settling concrete slab. Additionally, many homes in the older neighborhoods of Salt Lake City—such as Sugar House, The Avenues, and Liberty Park—still rely on original galvanized iron or early copper water lines. These aging metal pipes face a double threat from both chemical corrosion due to local hard water minerals and galvanic corrosion from direct contact with the surrounding soil. When these older water lines inevitably wear thin, the pressure from the city’s municipal water supply causes pinhole leaks. Because these leaks occur silently beneath feet of concrete, they often go unnoticed until a homeowner feels a sudden hot spot on their floor or sees a dramatic spike in their Salt Lake City utility bill.
